What’s self storage?

Self storage is a room, locker, container and/or outdoor parking space where tenants can store their belongings and access them on their own. These spaces are rented on a monthly basis and can be used by businesses or individuals.

What’s a drive-up unit?

Drive-up units typically have metal roll-up doors and can be driven right up to the door for access. These units are very convenient because you can move your belongings in and out directly from your vehicle with direct access. At 140 Mini Storage, we only have drive-up units.

What’s a roll-up door versus a swing door?

A roll-up door works like a standard overhead garage door. They are usually metal and can be easily lifted open and pulled closed. They are also wider than swing doors, which gives easier access and more room to move in and out. We only have roll-up doors at 140 Mini Storage.

Swing doors operate like a standard door inside your home. They have hinges and either open to the left or to the right. These doors are usually only as wide as a normal room door, and can be more difficult to move large items through.

What’s the difference between access hours and office hours?

Access hours are the hours in which you can enter the property and access your storage unit. These hours vary per facility, so check with your property manager. At 140 Mini Storage, we offer 24/7 access hours for all of our tenants.

What should I look for in a self storage facility that I am thinking about using?

  • A clean property. That means it should smell clean and look clean. Take a tour of the property to make sure there isn’t garbage lying around or any foul smells.
  • A safe and secure facility. You want to feel safe and be sure your belongings are safe when you aren’t there. Look for security cameras, fencing around the perimeter and an electronic gate to gain access. You also want to make sure a property manager is on site at least five days a week.
  • Friendly and knowledgeable property manager on site. This is not only for you safety, but for your convenience. You want someone there who can answer your questions and help you when you need it. It’s also good to see a property manager who cares about the property and who believes your belongings are important.
  • Easy access. Find a storage facility that is within 3-5 miles from your home or office so you can get to it quickly. You should also look for added features like free hand carts to use and a moving truck.
  • On-site retail store. Moving is stressful enough without have to drive all around to find boxes and other supplies. We have a fully stocked retail store in our rental office where you can buy all the supplies you need to pack, move and store your stuff. We have those necessary items such as locks, boxes, tape, bubble wrap, dust covers and more – all at affordable prices.

What kind of documentation do I need to rent a unit?

 

A valid driver’s license or photo ID is required to rent a storage unit.

 

How long will it take to complete my transaction on move-in day?

 

If you come into the rental office, plan for about 15-20 minutes. Please keep in mind that this time is dependent on whether there are other customers waiting ahead of you. Calling ahead to schedule a time to come in is best, as the Property Manager can suggest the optimal times for you to come visit. Mornings are usually the slowest period of the day while afternoons are busier.

If you rent a storage unit online, plan for about 10-15 minutes. That allows time to select your storage unit, digitally sign your rental agreement and process payment.

Do I need insurance?

 

At 140 Mini Storage, we require that you carry insurance on the contents of your storage unit. You can select one of the affordable options from our third-party provider or present proof of your own insurance. Check with your homeowner’s policy or renter’s insurance to see if you are covered.

 

Why do I need insurance?"

 

This is a standard practice in the self storage industry and is used to protect you and your belongings if an unfortunate event takes place that causes damage or loss of your stored items. The storage facility only has coverage on the buildings and property, so you are required to have insurance to cover what is stored inside your unit or in your parking space. You can use your homeowner’s or renter’s policy, or you can purchase an affordable policy at our facilities that we offer through a third-party.

 

Do you give me a key?

You need to purchase or bring a lock for your storage unit. We recommend that you purchase a disc lock from our retail store, as they are designed specifically for the storage industry. You are the only one who has a key for your storage unit lock.

What is the minimum period of time that I can normally store my stuff?

The minimum rental period is one (1) month.

What type of payment do you accept?

Cash, check or money order, Visa, MasterCard, Discover and American Express are accepted at our facility. If you drop your payment in the night payment box, please DO NOT put cash in this box. We also offer convenient monthly automatic credit card withdrawal and online bill pay.

Can I pay for my unit over the phone?

Yes you can. However, you need to visit the facility first to sign the rental agreement and make the initial payment. After that, you may call to make payments via credit card each month.

Should I make a reservation?

Availability often changes on a daily basis. It is recommended that you make a reservation in order to secure the space you need. You can also rent a storage unit online.

What's the difference between a unit, space, room, locker, etc.?

  • A unit is the covered and enclosed area rented at self storage facilities that requires a tenant lock on the door.
  • We define a space as an outdoor, uncovered area used for parking your vehicle, trailer or RV.
  • A room is categorized as an area suitable for sleeping in, a living area or an office, all of which are not permitted at our facilities.
  • A locker is a small compartment used for personal items at the gym, an airport or train station, however this term is sometimes used to describe the smallest rental units at self storage facilities.

What are the most common mistakes when renting a unit?

  • Storing food is prohibited but often overlooked. Doing so will attract unwanted pests to your storage unit and neighboring units, which is why it is against regulation.
  • Getting boxes from the grocery store to use in storage. We highly recommend not doing this. Those boxes are not designed for long-term use. They are designed to break down over time and are meant to be temporary. Instead, purchase boxes at our retail store. They are specifically designed for the storage industry.
  • Packing your items inside your storage unit incorrectly. This one is probably the most common. Most people just shove all their stuff in the unit and then have trouble later when they need access to something. Take some time and pack it right the first time. Start on one side in the back corner and work your way to the front, then do the same along the other side and along the back. Leave an aisle down the center or in a U shape so you can easily gain access to everything at any time.
  • Choosing a storage unit that’s too small. Many people want to save money so they pick the smallest unit then pack it to the ceiling. Not only is this unsafe because things can topple over on you, but it can also cause damage to your belongings. And, when you want something from inside your storage unit, good luck finding it! We suggest getting a storage unit that is large enough or slightly larger than you need to prevent this from happening. It will be worth the small increase in rent for the larger size. Make sure to talk to the Property Manager for help on which unit size will work best for what you need to store inside. Be sure to rent a unit that fits your needs instead of picking the least expensive one.

What are my responsibilities as a tenant?

Following the guidelines in your rental agreement is important. Also making your monthly rental payments on time is essential. You can also keep your storage unit clean and free of anything with odors or that could attract pests. If something changes like your address, phone number, credit card and so on, notify the property manager so he or she can update your account information. Be respectful of other tenants and the property manager at all times. And lastly, when you decide to move out, give written notice to the property manager and clean out your storage unit entirely, leaving nothing behind.

Does the manager have access to my unit?

Simple answer is no. You are the only one who has the keys to your storage unit lock. If you are a business or commercial tenant, however, you can sign a consent form so that we can receive deliveries on your behalf or allow others to pick up your keys to gain access to your storage unit.

How do you keep my stuff safe?

This is a great question, and an important one. First of all, our property is fully fenced in with an electronic keypad access gate. And, our property manager is well lit. We also have security cameras and a property manager on site. The property manager conducts daily walk-throughs on the property to ensure all units are locked and secured. If a unit is found to be unlocked, the manager will lock it if able and contact the tenant immediately.

What should I do if there is an emergency at the facility or at my unit?

If it is a true emergency, call 911 of course. If it is a non-life-threatening emergency, you can call the store phone number and talk with the property manager or our after-hours counselors for help. If necessary, call the police or fire department and fill out a report.

Can you receive packages and mail on my behalf?

We will gladly accept packages and mail for you and notify you when they arrive. Contact the Property Manager for more details.

Why should I buy my locks from 140 Mini Storage?

We only sell disc locks, which are the recommended lock within the storage industry. They are made specifically for the storage industry. They are stainless steel and rust resistant so they can be used for interior and exterior access units. They are designed to prevent being easily cut off with bolt cutters and have a pick-resistant tumbler, which is added security for your unit.

Why should I buy my boxes from 140 Mini Storage?

We sell high quality boxes at affordable prices. These boxes are specially treated and crush tested to stand the test of time while in storage. They are moisture and mildew resistant to protect the contents. Our boxes are manufactured with extra thick cardboard that can handle up to 32 lbs. per square inch of pressure to last through extended periods of time in storage. They have dimensions printed on multiple sides to ensure which items will fit inside which boxes. They also have a handy room checklist printed on the exterior so all you have to do is check off the correct room rather than write it on the box.

What about mold?

We recommend storing your items in the boxes we sell at our facility, as they are designed and specially treated to resist moisture and mold. We also sell a product called Damp-Rid which helps remove moisture from the air. It is also important that you do not bring wet items to your unit for storage. If you are pro-active and check on your unit, there is little to worry about.

What do I do when I am done with the unit?

 

When you are ready to vacate, we ask that you give written notice to the property manager at least 7-10 days before you move out. If you are set up for automatic payments, we ask that you give 30 days written notice so we can be sure to have that deactivated. You also need to empty out your storage unit, sweep it out and remove the lock. Notify the Property Manager that the unit is ready for an inspection so your account can be closed. And, we ask that you give us a review or video testimonial letting us know how much you enjoyed your stay with us. If you give notice and then decide that you are going to continue renting and not vacate, simply notify the Property Manager.
